Here are some common questions about Reflection Lake Condominium Association. Click on the titles below to view information about that topic.
Association Fee

Association dues of $270 are due on the first of the month. Make checks payable to Reflection Lake Condominium Association. The check must be in an envelope and may be dropped in the ReflectionLake mailbox across the street from 1718 Lisa Drive or mailed to:

After the first of the month, it is best to use the Reflection Lake mailbox as a 10% late fee will be charged for assessments received after the 5th of the month.

NOTE: New co-owners must go on an electronic payment plan.

Automobiles

No more than one (1) vehicle customarily used for transportation purposes may be kept outside a closed garage door (see Article VII, Use and Occupancy Restriction 7.3(k)). Any variation to this regulation must be approved by the Board. Please keep your garage door closed as much as possible. If your garage is determined to be extremely untidy, the Board may enforce compliance regarding keeping your garage door closed.

Decks

Some condo units have a deck. The cost of maintenance and upgrades to the deck is the responsibility of the co-owner and the product used must be approved by the Board. Units with original deck floor boards may be power-washed and stained. Contact the Director of Building and Grounds for more information.

Exterior Alterations

No co-owner shall make any alterations, or improvements to any General Common Element, nor make changes to the exterior appearance of his/her unit without the prior written approval of the Association (see Article VII, Use and Occupancy Restriction 7.3(b)). This includes adding any additional lighting or adding bark to the landscape. A Site Improvement Form must be completed and approved by the Board before any changes are made to the exterior of a unit.

Exterior Lights
The Board is responsible for monitoring the exterior lights. If you notice a burned out garage or side light, please contact a board member for replacement.
Exterior Painted Trim

Exterior trim is inspected by the Director of Building and Grounds periodically and is repainted as deemed necessary.

Flags
If you wish to display an American flag on the front of your unit, please contact the Director of Building and Grounds for the current cost of installation which includes a 3 X 5 flag with a specified bracket and pole.
Garage Sales

A semi-annual community garage sale may be held depending on demand in the Spring or early Summer. No other garage sales are permitted.

Insurance/Mortgage

Co-owners are responsible for insuring the interior and contents of their unit, and to provide the name of the insurance company and agent to the board.

The Board is required to have a record of the name and contact information of the mortgage holder, if applicable.

Ladder
The association has a ten-foot ladder available to members for inside use only i.e. replacing light bulbs, smoke detector batteries and maintaining ceiling fans.
Landscaped Common Area
The By-Laws do not make provision for an additions to the landscaped common areas, however the Reflection Lake Association Board has approved the addition of annual or perennial plants. There are to be no plants bearing fruit, vegetables, berries, etc. in the common are visible from the street. Ornaments are to be kept to a minimum. The Association is not responsible for damage to plants or ornaments added to the landscaping by the present or previous co-owner. Board approval is required before adding or removing trees or shrubs. Enforcement of these stipulations is at the discretion of the Board of Directors. If you have any questions about what may or may not be appropriate, please contact any Board Member.
Landscaping and Snow Removal
This service is presently provided by ProMow. If there are concerns about their service, call the Director of Building and Grounds. Please do not interact with the ProMow workers.
Outside Water Faucets

Be sure that all outside faucets are turned off tightly when not in use. In the fall, ensure all hoses have been detached and stored indoors before freezing temperatures set in. This will prevent water damage when the temperature rises.

Parking
According to Article VII of the condominium By-Laws, owners and residents shall not use or obstruct any visitor parking areas without the prior consent of the Association. If visitor parking is needed on a temporary basis (longer than a day or two) please notify a board member. Upon approval, you will be issued a Temporary Parking Permit. Parking on the street is not allowed as it impedes traffic and may damage sprinkler heads.
Pet Policy
No animal, other than one dog or one cat with a weight of 25 pounds or less, shall be kept in any unit without the prior written consent of the Association. No animal belonging to the owner or visitor shall be permitted to run loose upon the Common Elements. It must be on a leash at all times and an adult owner must be present when the pet is outside the dwelling. The owner of each pet shall be responsible for cleaning up after it and disposing of such waste in an appropriate manner. When there is damage to the lawn or any part of the Common Elements due to a pet or to neglect, the damage will be repaired and the expense billed to the homeowner. Article IV, Administration 4.4.
Recreational Vehicles
Recreational Vehicles may be parked on the driveway for a period not to exceed 48 hours up to 4 times each year (Article VII), Permission must be requested to use visitor parking area for a brief period of time.
Reflection Lake
Treatment: The lake and pond are treated various times per year and everyone on the water will receive notification at least 7 days prior to the initial treatment in accordance with Michigan Law. Reflection Lake is part of the common area and is open for use by all members of the Reflection Lake Condominium Association. The following rules have been established to protect the safety and aesthetics of our community:

  • Swimming, paddelboats, canoes and kayaks are allowed at your own risk.
  • Kayaks, canoes, floating chairs, etc. need to be stored in your garage when not in use.
  • Paddleboat’s may be staked on the pond during the summer season. They must be staked on each end to prevent damage to the boat and shoreline during lawn maintenance procedures.
  • Paddleboat’s are to be stored in your garage or on the patio during the remainder of the year under a brown, gray or green cover.
  • No docks or swimming platforms are allowed in the lake.
  • All non-swimmers using paddleboat must use life jackets.
  • Everyone using canoes and kayaks must use a life jacket.
  • Children must be supervised by an adult while playing in or near the water as the water drops rapidly to a depth of approximately 28 feet.
  • Please use caution in the winter on the lake! The ice that forms on the lake has weak spots due to being spring-fed.
  • Fishing on the lake is allowed on a ‘catch and release’ basis.

Note: Co-owners with units bordering Byron Lake East have their own rules for use of the water and beach of that lake. This area is not part of the Reflection Lake Condominium Association common area.

Rent/Lease
Renting any unit is not allowed. Leasing of your unit is allowed only by written request to the Board, giving detailed information on the number of people, their names, terms of lease and whether or not a pet is included. Written approval is required.
Sign Policy
No signs or other advertising device shall be displayed from any residence or on any unit where it is visible from the exterior of the unit or from the Common Elements without written permission from the Board. Article VII, Use and Occupancy Restrictions 7.3(f).
Solicitation
This community is developed on private property for co-owners and guests only. Solicitation of any kind is not allowed and violators should be reported to the Board or local law enforcement authorities.
Speed Limit
The speed limit within the complex is 15 miles per hour. Since there are no sidewalks, this is a safety precaution due to the presence of children, and physically impaired adults.
Sprinklers

Any lawn sprinkler problem is to be reported to the Director of Building and Grounds. She works with volunteers and our irrigation service provider to keep the cost of repairs to a minimum.

Trash Pick-up
Scheduled on Wednesday morning, except when a holiday occurs earlier in the week. Pick-up day will then be Thursday. Recycle bins are available through our regular trash service for a small fee….presently $12.00 quarterly.
TV Antennas or Dish
  • TV antennas are installed on each building for use by co-owners opting to use them. TV antennas will remain an option.
  • This community is wired for Comcast cable service.
  • Satellite dishes are not allowed.
